What is the benefit of buying a new home vs. buying a preowned home?

There are many benefits to buying a new home.  In addition to the peace of mind that comes with knowing you have a new roof and new foundation, you will also have the builder’s warranty on their work.  You’ll also benefit from the many energy saving features that new homes provide.  You may be able to personalize your home, either by small floor plan changes or flooring/paint/cabinetry selections.  Plus, many builders offer incentive packages that allow you to save even more.

Is this rebate a cash rebate or some other form? When/how will I receive the rebate?

Follo rebates will be delivered in 2 parts.  Buyers who finance their home purchase using one of our preferred lenders will receive 1% of their loan amount back as a credit toward their closing costs. Additionally, they will receive a check for 1-3% of the purchase price at closing.  This percentage varies by commission percentage and any special incentives the builder may be offering at the time of purchase.

What is the benefit of using Follo vs. going straight to the builder?

Aside from getting cash back at closing, the greatest benefit of using Follo is that we share information about how builders work, what incentives they are currently offering, and what you can negotiate (and what you can’t).  Our goal is to get you into the house you want at an affordable price based on your budget.  Our specially trained agents will work with you to develop your own negotiating strategy or will go to the builder with you and negotiate on your behalf.  The choice is yours!


Why do I have to sign the Representation Agreement before I can begin this process with Follo?

In order for us to offer a rebate, you must be a client.  The Representation Agreement formalizes this arrangement and proves to builders that we are working for you.  Without this, the builder will not pay a commission to us and we will be unable to provide a rebate to you.

Can I use the rebate offer to buy a home in any cities in Texas, or just DFW?

Currently, we are working in DFW and surrounding counties.  If you have a question about a specific community, please contact us.  We are working to expand to other Texas cities soon!

What if I do not wish to have an agent help me through the process?

Using Follo is meant to be stress free.  Our agents are here to offer as much or as little assistance as you need.

What if I find a builder who is not on your website? Will they still honor a rebate?

We are constantly working to keep our website up to date.  If you find a builder that isn’t listed, please let us know.  We will contact them and try to add their communities to our database.  Rebates do not come from the builders, and many will not pay a commission to agents if the client has already made contact.  To be safe, always let a builder know that you are working with an agent from GPR & Associates.

Does my agent have to escort me to the builders and homes?

No, you are free to visit builders whenever your schedule allows.  Your agent does not need to be present.  You will need to present your Client Registration Form to each builder that you visit on your first visit.  Of course, if you’d like your agent to go with you, they will work with you to find a mutually convenient time.

I need to sell my current home. Can Follo help me do that?

Yes!  Through our affiliated company, Granite Point Realty, we can assist you with the sale of your current home.  The best part of this arrangement is that your agent will carefully monitor both transactions to keep them on track to close at the same time.  Of course, unexpected delays do occur occasionally.  When this happens, we work with you to minimize any inconvenience.


I have saved several homes on my profile and would like to go and see them. Now what do I do?

First, you’ll need to go to the Claim My Rebate section and complete the information there, if you have not already done so.  Next, you’ll need to print your Client Referral Form.  We recommend that you print multiple copies as you will need to give one to each builder’s representative any time you are asked to sign in.  Finally, pick a time that’s right for you and go shopping!

If I have any issues during/post build job, who do I contact, Follo or the builder?

If you have not yet closed on your new home, contact your agent.  Once you have closed and moved in, contact your builder directly.
